History and Outlook
Title Resources Guaranty Company was conceived in 1983 and chartered in Texas in March 1984. The original investors owned interests in title agencies in the Dallas area.
In 1985 through 1986, we expanded our independent agency network and began preliminary work to move into Arizona and New Mexico. Title Resources was sold to a holding company that operated two large Texas independent agents in February 1999. The company experienced rapid growth in the ensuing six years.
In January 2006, Cendant Corporation acquired control of Title Resources and later that year, completed the spin-off of its real estate and title insurance subsidiaries to form a new company, Realogy Corporation. We expect to benefit significantly from joining a large, well-capitalized company with title insurance agencies operating in 35 states.
Apollo Management acquired Realogy Corporation in April 2007, and Title Resources once again is privately held with the same team operating the company as in the past years. Title Resources Guaranty Company is currently licensed in Arizona, Colorado, Florida, Maine, Maryland, Massachusetts, Missouri, Nevada, New Jersey, Ohio, Pennsylvania, Texas and Virginia. We continue to obtain licenses to conduct business in additional states and plan to carry on this expansion.
Title Resources is actively applying for licenses in states where Realogy currently owns title agencies. The impact of obtaining licenses in these states will be significant as we expect gross premiums to climb significantly and net income to increase accordingly in the first full year of expanded operations.
Surplus, as regards to policyholders, is projected to increase to over $50 million by the end of 2009. As we grow, our underwriting strategy will remain conservative, and our internal risk retention will remain far below the allowable limit.

Our mission is to provide our customers with the best title insurance service for the least amount of cost by maintaining quality, integrity, and financial stability; to strengthen company and employee relations, and build lifetime loyalties resulting in long–term profitability.
Title Resources works with independent title insurance agents and has no direct operations. We provide our agents with the services and support necessary to issue our policies in a competitive and professional manner. In reality, service is our product.
Title Resources provides a personal guarantee to all of our agents. We want to assure them that their needs are top priority to each Title Resources team member, and those needs will be met professionally and in a timely manner.
